For sellers
Selling in Denver
Let's talk about your next move. Your house is probably the biggest asset you own, and the goal is simple: the most money the market will pay, on your timeline, with no surprises. Most of that is pricing right the first time and preparing the house so a buyer's inspector finds nothing I did not already know about. You will get a real number from me, built from comparable sales and this month's inventory, and a plan to get there.
A real number from me within 24 hours. No algorithm.
The process
How it works
Six steps from first walk-through to closing day. Open any one to see what happens and what I handle.
- Get ready
01Walk the house
I come see it. You tell me your timeline and what you are hoping for. I tell you what I would fix, what I would leave alone, and what I think a buyer will pay, starting with what a buyer's inspector is likely to flag.
02Price it right the first time
Comparable sales, current inventory, and where the market is going this month. You see the data, not just the number. A home gets the most attention in its first three weeks, so we price for that window instead of chasing the market down later.
03Prep and photos
A short punch list that pays for itself, help with declutter and deep clean, and magazine-quality photography. If the work is bigger than paint, Compass Concierge can front the cost with nothing due until closing.
- On the market
04Three launches, not one
As a Compass Private Exclusive first, to test price and gather feedback with no days on market. Then Coming Soon on compass.com to build a line. Then live on the MLS and every public site with the price already proven.
05Showings and a weekly update
Postcards to the neighbors, social, targeted digital ads, and an email to the agents whose buyers fit your house. Every Monday you get a recap: showings, feedback, marketing results, and what we adjust.
06Negotiate and close
Offers, inspection objections, appraisal gaps. I handle them and explain every choice before you make it. Then title, walkthrough, keys.
Pricing
Price it right the first time
A home gets the most attention in its first three weeks. The asking price decides how many buyers even look, and the three ways to set it play out very differently.
Above market value
Tempting, and it usually costs you.
- Fewer buyers even look; a home 10% over market is seen by roughly a third as many.
- Showings and offers thin out, then you reduce, and the price history follows the listing everywhere.
- Homes that start high often sell below market in the end.
At market value
Where most of my listings start.
- The most showings in the first three weeks, when interest is highest.
- Multiple offers are possible in a balanced or seller's market.
- If buyers push back, we know quickly and adjust from a position of strength.
Below market value
A strategy, not a discount, in the right situation.
- Maximum exposure and traffic; you are speaking directly to the buyers who are ready.
- The odds of multiple offers rise sharply, and multiple offers set the real price.
- Fast sale, often at or above where an at-market list would have landed.
Be honest about the levers
What you control, what I control, what nobody does
You control
- The asking price
- The condition of the house
- Terms of the sale
- How easy it is to show
I control
- The visual story: photos, video, staging advice
- Marketing and advertising
- The launch sequence
- Negotiation
- Communication, every week
Nobody controls
- Interest rates
- The local economy
- World events
- What your neighbor accepts for their house
The launch
Three launches, not one
Every listing I take goes to market in stages, so the price is tested and the buzz is built before the days-on-market clock starts.
Private Exclusive
Shared inside Compass's network before it is public. We collect real buyer feedback and pricing signals with no days on market and no public price history.
Coming Soon
As the work wraps up, the listing goes public on compass.com as Coming Soon. Buyers line up, the clock still has not started.
Live everywhere
Finished house, tested price, buzz already built. Now it hits the MLS, Zillow, and the rest.
Before we list
Your part of the prep
Six things that make the biggest difference between a house that shows well and one that sits. I will send the full checklist once we have a date.
Keys and a lockbox
A spare key in the lockbox I drop off so photographers and buyers' agents can get in without you racing home.
Gather your paperwork
Receipts, permits, warranties, past inspections, manuals. Buyers trust a house with a paper trail.
Declutter and deep clean
Buyers open closets and drawers. Cleanest it has ever been, including baseboards, fan blades and the fridge drawers.
Finish the half-done projects
The trim that never went back up, the cabinet door that sticks. Small unfinished things read as deferred maintenance.
Photo prep
Lights on, blinds up, counters clear, personal photos and pet gear out of sight. I will send you the full checklist before the shoot.
Write a note to the buyer
A short letter about what you have loved here. It sits in the entry during showings and it works.
Compass Concierge
Get the house ready without paying up front.
Compass fronts the cost of staging, paint, floors, and repairs, and you settle at closing.* I plan the work that pays back, starting with what a buyer's inspector will find.
*Fees or interest may apply depending on your state. Full program disclosure on the Concierge page.
