For sellers · Compass Concierge

Sell for more without paying for the work up front.

Compass Concierge fronts the cost of getting your house ready to sell: staging, paint, floors, repairs, even the sewer line. You pay it back when the house closes, with zero due until then.* I plan the work, you keep your savings in the bank.

Why it fits how I work

Fix what the inspector will find first.

Most sellers spend money in the wrong order. They repaint the living room and leave the 1950s sewer line for the buyer's inspector to find, and then they credit back twice what the fix would have cost. I have sat through enough buyers' inspections to know the list their inspector will write, so we start with that list and fix it first.

Concierge changes what is possible. A house that would have sold as-is with a repair credit can go to market with a clean inspection story, fresh paint, and staging, and it can be listed quietly first so we learn what buyers think before the days-on-market clock starts.

How it works

Three steps, one bill at closing.

  1. Walk the house, pick the work that pays back

We go room by room, top to bottom. I tell you what a buyer's inspector will flag and what buyers in your neighborhood actually pay more for, and we set a budget.

  2. Compass fronts it, the work gets done

Compass covers the approved costs. You choose the contractors or I bring in people I trust. I coordinate the schedule so the house is ready on the date we picked.

  3. List, sell, settle at closing

The house goes to market finished. The Concierge balance is repaid when it sells, when your listing agreement ends, or 12 months in, whichever comes first.* Fees or interest may apply depending on your state.

The launch

Build the buzz before the clock starts.

Concierge pairs with Compass's three-stage launch, so the house is tested and talked about before it ever shows a day on market.

  1. Private Exclusive

Shared inside Compass's network before it is public. We collect real buyer feedback and pricing signals with no days on market and no public price history.

  2. Coming Soon

As the work wraps up, the listing goes public on compass.com as Coming Soon. Buyers line up, the clock still has not started.

  3. Live everywhere

Finished house, tested price, buzz already built. Now it hits the MLS, Zillow, and the rest.

Questions

Straight answers

What does it cost me up front?

Nothing is due until closing.* Depending on your state, fees or interest may apply, and I will walk you through the Colorado terms before you sign anything.

What if the house does not sell?

The balance comes due when the house sells, when you end your listing agreement with Compass, or 12 months after your Concierge start date, whichever happens first.*

Do I have to use Concierge to work with you?

No. Plenty of my sellers do not need it. It is a tool for the houses where a few weeks of work changes the price, and I will tell you honestly if yours is not one of them.

Who picks the contractors?

You can use your own or I can bring in people I have watched do good work in Denver's older houses. Either way I coordinate the schedule.
