Living in Skyland

Skyland is the rectangle of North Denver between York Street and Colorado Boulevard, from 23rd Avenue north to Martin Luther King Jr. Boulevard. Whittier sits across York to the west, and City Park starts just south of 23rd. You'll also hear it called North City Park, which is the name its civic association uses.

Houses from the 1940s

About 60% of Skyland's detached houses went up between 1940 and 1959, and another 35% are older. Only 4% have been built since 2000. That count leaves out condos and rowhomes. The median house is 1,050 square feet. Walk 27th, 28th or 30th Avenue and the 1940s houses dominate, with a few from around the turn of the century and some newer ones on the same blocks.

Those are small floor plans. If you need room, price in an addition or a finished basement.

Skyland landed at No. 10 on 5280's 2026 best neighborhoods list.

The golf course along 23rd Avenue

The south end of the neighborhood, from 23rd up to 26th Avenue, is City Park Golf Course, 136 acres at 2500 York Street. It dates to 1913 and went on the National Register of Historic Places in 1986 as part of Denver's park and parkway system.

The course closed in fall 2017 for a full rebuild and reopened in 2020 with a second job: holding stormwater. It's part of the city's Platte to Park Hill program, built to store runoff from 10-year and 100-year storms until the storm drains to the north and northwest can empty. The project took out 256 trees and planted 760. The clubhouse moved from a low corner to the middle of the course, with big windows facing downtown and the mountains, and the old irons-only range became a full-size practice range.

Cross 23rd and you're in City Park itself: 330 acres with the Denver Zoo, the Denver Museum of Nature and Science, and Ferril and Duck Lakes.

At the northeast corner, MLK and Colorado, J. Langston Boyd Park is a small green. It was Northeast Community Park until 2011.

28th Avenue at York

Skyland is nearly all houses, so businesses cluster. The Plimoth, at 2335 E. 28th Ave., has served dinner on this corner since 2013 and made 5280's 2018 list of the 25 best restaurants in Denver. Chef and owner Peter Ryan runs a seasonal menu built on locally farmed and foraged ingredients. It's dinner Wednesday through Saturday, and reservations are highly encouraged.

Down the block, Ephemeral Rotating Taproom at 2301 E. 28th Ave. has poured beer from one out-of-town brewery at a time since 2022, swapping to a new one every few weeks. The owners also run Ephemeral Tap & Bottle in Jefferson Park.

A corner grocery on Madison Street

The old Frank's Food Mart at 2800 N. Madison St. has been vacant since 2015. It's being turned into The Corner on Madison, a grocery store with a cafe, deli and tavern around it, and it was slated to open in fall 2026. Confirm it's open before you count on it for groceries.

Getting around

York Street, Colorado Boulevard and MLK frame Skyland, so you're never more than a few blocks from a main road. RTD's Route 40 runs along Colorado Boulevard seven days a week and stops at the 40th & Colorado station north of the neighborhood. That's on the A Line, with trains west to Union Station and east to Denver International Airport, plus a 200-space park-and-ride lot.
