Living in Clayton

Clayton is the part of northeast Denver between York Street and Colorado Boulevard, with Martin Luther King Jr. Boulevard on the south and 40th Avenue on the north. It takes its name from the college campus on its southeast corner. North Park Hill starts across Colorado Boulevard to the east.

A merchant's will and a school on the corner

George W. Clayton came to Denver in 1859 with his brother William to open a store. George bought land all over town and became the city's biggest property owner, and William served as mayor in 1868. George left more than $2 million to found a free school for orphaned boys, and Clayton College opened in 1911.

The campus, at the northwest corner of MLK and Colorado Boulevard, was designed by the Denver firm Biscoe & Hewitt in sandstone, in the Italian Renaissance Revival style. It went on the National Register of Historic Places in 2006. Today the 20-acre grounds hold Clayton Early Learning and a group of other nonprofits. The trust's land across Colorado Boulevard was a dairy farm the students worked until 1930, then a golf course, and it is now Park Hill Park.

Small houses, two eras

The Denver Assessor counts about 1,125 detached houses in Clayton. Just over half (54 percent) were built before 1940, and another 40 percent went up between 1940 and 1959. Only about 5 percent are from 2000 or later. The median house is about 970 square feet, well under the 1,150 in North Park Hill across Colorado Boulevard. If you need a third bedroom or a real office, focus on houses with finished basements or additions, and ask for the permits on any added space.

York Street Yards, the old medical depot

The Denver Medical Depot at 3800 York opened in 1942 as an Army medical depot, with buildings designed by Denver architect Temple Buell. It went on the National Register in 1998. SKB has owned the campus since 2020, and the warehouses now hold a mix of businesses, plus a new building for Lighthouse Writers Workshop. In October 2024 the City Council rezoned the 31-acre site so a five-story building with housing can go on its east corner, with the rest left as it is.

Cohesion Brewing, at 3851 Steele, makes Czech-style lagers and pours them from side-pull taps. Hop Culture ranked it third on its 2024 list of Denver's best breweries.

Bruce Randolph Avenue and the 39th Avenue channel

The street through the middle of the neighborhood is Bruce Randolph Avenue, which the city named in 1985 for Daddy Bruce Randolph. He started a free Thanksgiving meal in 1963 and fed 30,000 to 40,000 people at it over his lifetime. Rivers and Roads Coffee, at 2539 E. Bruce Randolph, roasts its own beans and runs a fully gluten-free kitchen. It was Westword's pick for best gluten-free pastries in 2024.

One block south of 40th, the 39th Avenue Greenway runs from Franklin Street east to Steele Street. It's an open channel with a trail beside it, built in 2019 and 2020 with major floods in mind. If a house you like sits near it, pull that address's flood zone before you write an offer.

Trains, buses and the main roads

York, Colorado Boulevard, MLK and 40th frame the neighborhood. The A Line's 40th & Colorado station, at 4220 Garfield Street, is just north of the northeast corner, with trains to Union Station and Denver International Airport and a lot of about 200 spaces. RTD routes 24, 37, 40 and 49 connect there.

A neighborhood plan in the works

Clayton is one of five neighborhoods in the city's Near Northeast Area Plan, along with Cole, Skyland, North Park Hill and Northeast Park Hill. The city held its community kickoff in May 2026 and expects a draft in early 2027. Plans like this can lead to rezonings, so read the draft if you're buying on a busy corner.
