Living in Platt Park

Platt Park sits in south Denver, not quite four miles from downtown. Broadway is the west edge, Downing Street the east and Evans Avenue the south, with Mississippi Avenue and I-25 across the top. One piece is a technicality: the triangle between I-25, Mississippi and Broadway belongs to West Washington Park on the city's map, but on the ground it works like part of Platt Park.

From South Denver to Denver

This was once part of the Town of South Denver, incorporated in 1886 to keep saloons and roadhouses away from its homes. James Fleming, an oil man from Pennsylvania, was its first and only mayor. He built a stone house on his estate in 1882, then sold the whole block to the town in 1891, and the house became the town hall, the jail and the library. Voters agreed to join Denver in January 1894.

The block came over as public land and was renamed for James H. Platt, a businessman and politician who drowned on a fishing trip near Georgetown that June.

Bungalows, Victorians and plenty of remodels

Most of the houses here were built before 1940. The streets follow Denver's grid, with tree-lined blocks of mostly detached houses and a few duplexes mixed in.

Near Pearl you'll see 1930s and 1940s bungalows next to turn-of-the-century Victorians. Foursquares and Tudors fill in elsewhere, and a lot of them have been remodeled or added onto. If you want an untouched original to redo yourself, plan on looking harder.

The park, the mansion and the library

James H. Platt Park is the block in the middle of the neighborhood, with a playground. Two Denver landmarks share it. Fleming's house, at 1510 S. Grant, was restored by The Park People in 2009, and Denver Parks and Recreation rents it out for events. The Decker Branch Library, at 1501 S. Logan, was built in 1913 as the second of four Denver libraries Andrew Carnegie paid for. A city bond has set aside about $4.47 million to renovate and preserve it, so expect construction there at some point.

Old South Pearl and Antique Row

A streetcar line up Pearl is what built the commercial strip, and you can still spot the old tracks through the asphalt. Today the Old South Pearl district runs from Buchtel to Jewell, with independent shops and restaurants along it. Sushi Den, at 1487 S. Pearl, has been serving since 1984 and made Westword's 2025 list of the ten best sushi spots in metro Denver. Farther south, Park Burger opened at 1890 S. Pearl in 2009, won 5280's Denver Burger Battle in 2010 and is open every day.

On Sundays from May 3 to November 8, 2026, the farmers market runs from 9 to 1 on the 1400 and 1500 blocks of South Pearl, between Iowa and Arkansas. If you're weighing a house on those blocks, expect busy Sunday mornings for half the year. Over on the west edge, Antique Row runs along Broadway through the 1300 to 1600 blocks, with shops selling antiques, rugs and vintage lighting.

Light rail and buses

Louisiana-Pearl station opened in 2006 below street level beside I-25, where Louisiana Avenue meets Washington Street and Buchtel Boulevard, a block east of the Pearl Street shops. E and T Line trains stop there now. The H Line normally does too but is suspended for RTD's Downtown Rail Reconstruction, and a temporary T Line is filling in. Buses 11 and 12 connect at the station, and Washington Park is about 1,500 feet east along Louisiana. If riding the train matters, the blocks closest to Louisiana keep the walk short.
