Living in Overland

Overland sits on Denver's south edge. Mississippi Avenue is the north line, Yale Avenue the south, the South Platte River the west and South Broadway the east, with Platt Park and Rosedale across Broadway. Santa Fe Drive and Evans Avenue cross the middle and split the houses into separate pockets.

Potato fields, a racetrack and the first golf course in town

The Denver area's first settlement was here. Montana City went up in September 1858 on the Platte near what's now West Evans Avenue, and by the next spring its cabins had been taken apart and floated downriver to Cherry Creek. Rufus "Potato" Clark then homesteaded the land and grew vegetables for the gold-rush crowd.

In 1882 Clark leased 70 acres to promoters who built a racetrack. The one-mile dirt oval hosted horses and cars. Henry Wolcott bought the struggling track in 1896 for Denver's first golf course, and his club moved to First Avenue and University in 1902 as the Denver Country Club. The city bought the land in 1919 for an auto camp, then turned it into a city golf course once the Depression hit.

Three pockets of houses, and a lot of new apartments

Houses here sit in three small pockets, split up by Evans and Santa Fe Drive and wrapped in industrial, business and park land. South of Evans, older single-family houses and duplexes are being bought up and replaced with duplexes, triplexes and townhomes, so if you buy an original house there, expect construction nearby. If you'd rather own than rent near the station, SoBo 58 (2020) is a five-story building of 58 condos north of Evans.

Around the light rail station it's mostly large apartment buildings on old industrial lots: Evans Station Lofts (2012), Encore Evans Station (2016) and the Overland (2021). In early 2023 Alexan, Hanover and the OSO were close to finished, and the station area was adding more than 1,200 homes where there had been none. The Washington Park view plane caps buildings near the station at 110 feet.

Golf and Montana City on the river

Overland Park Golf Course, at 1801 S. Huron St., is the original Denver Country Club ground. It has 18 holes, a three-hole junior course and a grass driving range.

Grant-Frontier Park, on the east bank of the Platte at Evans, marks the Montana City site with a sod-roofed log cabin, a Conestoga wagon and placer mining gear like a sluice and a rocker box. Its terraces are set at the 2-year, 10-year and 100-year flood levels, and there's a nature-themed playground.

Fish and chips and a metal bar on Broadway

GB Fish & Chips, at 1311 S. Broadway, is a pub serving traditional English food: fish and chips, shepherd's pie and Cornish pasties. Its fish fry made Westword's countdown of 100 favorite Denver dishes in 2009. Farther south, the Brutal Poodle at 1967 S. Broadway is a heavy-metal-themed bar and gastropub that opened in early 2018. The food is comfort fare with a little kick, and the graffiti-covered back patio has a small stage and allows dogs.

Evans Station and Santa Fe Drive

Evans Station, at 2150 S. Delaware St., opened in July 2000. Since June 2026 its trains run as the C Line, north to Union Station and south to Littleton-Mineral. RTD routes 21 and 22 stop there, and there's a parking lot. Santa Fe Drive (U.S. 85) has no pedestrian bridge at the station, so on foot you use the Evans sidewalks across the ramps or the footbridge two blocks north at Jewell.

The old Shattuck plant

From the early 1920s until 1984, the Shattuck Chemical plant at 1805 S. Bannock St. processed radium and uranium, and it became part of the Denver Radium Superfund site. EPA decided in 2000 to ship the buried waste out of the city. As of 2016 the radium sites had been cleaned up and the state was still testing groundwater at Shattuck every five years. If you're looking at a property close to the old plant, ask for its environmental history before you make an offer.
