Living in Bear Valley

Bear Valley sits in Denver's far southwest corner, roughly bounded by Yale Avenue on the north, Sheridan Boulevard on the east, and Hampden Avenue and Bear Creek on the south. The west side doesn't follow a clean line. Denver and Lakewood interlock out there, and the city reaches all the way to Wadsworth Boulevard at Yale.

From farm country to a 1960s build-out

Before the subdivisions, this was farm country. Most of Denver's far southwest stayed undeveloped until the city annexed it, and it filled in after World War II. Bear Valley itself is mostly a late 1960s neighborhood.

Split-levels on rolling streets

The ground here rolls, and the streets curve to follow it, on names like South Harlan Way, West Linvale Place and South Pierce Street. The split-level is the house you'll see over and over, built to sit into those slopes. Across the far southwest, more than 60 percent of homes are single-unit houses, and accessory dwelling units are scarce. With a split-level, every floor is a short flight of stairs from the next, so walk the whole layout before you decide it works for you. The hills also mean you should drive your street in winter before you commit.

Bear Creek, its park and the trail

Bear Creek runs along the south side. Denver's Bear Creek Park follows it with about 90 acres of natural ground, the Sombrero playground, picnic shelters, ballfields and the Southwest YMCA. Construction to realign the Bear Creek Trail through the park, with a 16-foot bike and pedestrian bridge on the west side, lighting and rest areas, is scheduled from fall 2026 to fall 2027. Expect some detours near the park while it's underway.

The trail itself is paved and runs about 15 miles. Head east and it meets the South Platte Trail. Head west and it passes through Bear Creek Lake Park and on to Morrison, with connections toward Red Rocks. Since the creek has a mapped floodplain, look up a property's flood zone before you write an offer on anything that backs onto the greenway.

Molly Brown's summer house

At Wadsworth and Yale, the house Molly and J.J. Brown built in 1897 is still standing. It anchored a 240-acre farm with a dairy, around 10,000 chickens and about 1,000 fruit trees. It's listed on the National Register of Historic Places and runs today as the Molly Brown Summer House Museum, with tours by reservation and an event pavilion on the grounds built in 2014.

The shopping center and the plan for it

Most errands happen at the Bear Valley Shopping Center, at Sheridan and Hampden. Grocery access is thinnest in the western part of the neighborhood, so out near Wadsworth, plan on driving for a big shop.

A block west of Sheridan, the small strip at 5600 W. Dartmouth Ave. has two places worth knowing. Jade Cafe is a neighborhood Chinese restaurant, and Eternal Flavors Bakery is a family bakery started by the former head baker at The Market in Larimer Square. Out on the Wadsworth edge, New York Bagels Cafe at 2764 S. Wadsworth makes New York-style bagels and breakfast sandwiches.

The Far Southwest Area Plan, adopted by City Council on December 8, 2025, makes both the shopping center and South Wadsworth focus areas. A rezoning the city has proposed would move the center to S-MX-3A, a mixed-use district up to three stories that puts buildings near the street, parking behind them and rules out drive-thrus. The Wadsworth parcels at Yale, the Molly Brown property among them, would go to S-MX-3. Both districts allow new housing. Check the current zoning on any lot near Sheridan or Wadsworth, because those edges are where new shops and homes are expected.

Getting around

Sheridan and Wadsworth are the north-south boulevards on either side, with Yale and Hampden as the main cross streets. The area plan calls for more traffic calming along Sheridan and intersection improvements along Dartmouth.
