Living in Athmar Park

Athmar Park is a mostly residential square of southwest Denver. Alameda Avenue is the north edge and Mississippi Avenue the south, with Federal Boulevard on the west and the South Platte River on the east. Valverde is across Alameda, Westwood is across Federal, and Baker is on the far side of the river.

Celery fields first, then a post-war subdivision

Around 1900 the northeast corner was celery farms and wheat fields, and the east edge joined Denver in 1902 with the town of Valverde. West of Zuni Street, Mountain View Park filled in with bungalows in the 1920s and 1930s, while it was still Arapahoe County, and Denver annexed it in 1943.

The real building came after the war. Developer Raymond Erb platted the Athmar Park subdivisions in 1949 and 1950. The name's origin isn't confirmed. The popular story, that it blends two wives' names, is thought to be an urban legend.

Brick ranches from one building boom

Denver Assessor open data counts about 2,350 detached houses here, and 86 percent of them went up between 1940 and 1959. Most are all-brick ranches and bungalows, and the median house is about 1,020 square feet. About one in ten is older: the Mountain View Park bungalows and a few brick houses on West Nevada Place from 1912 or earlier. Almost nothing has been built since 2000. If you want a pre-war house, start west of Zuni.

Some streets run in long curves instead of a grid. The east half sits lower, with a sharp rise above the river near Pecos Street. The South Platte flooded in June 1965 and damaged houses here. On the low blocks toward the river, pull the current flood map before you write an offer.

Huston Lake Park and the river parks

Huston Lake Park, 34 acres in the middle of the neighborhood, has a lake, a walking loop, a playground and tennis and pickleball courts redone in 2018. Westword named it 2025's best park to be alone.

Down by the river, Johnson Habitat Park covers about eight acres of old landfill ground just south of where I-25 crosses Alameda. A 2015 overhaul hauled out contaminated soil and added rope nets, climbing platforms and an amphitheater. The South Platte River Trail from there to Mississippi has been closed since fall 2019. Rebuilding began in September 2025, and the trail reopens once the first phase, a new retaining wall along the road, is finished. Check the city's project page for where that stands.

Little Saigon on Federal

Federal from Alameda to Mississippi is the Little Saigon Business District. Star Kitchen, at 2917 West Mississippi, is a dim sum place where carts roll out of the kitchen. Vinh Xuong Bakery opened its second shop at 2370 West Alameda in 2011, less than a mile from the original in the Far East Center on Federal, and made 5280's 2026 list of Denver's best bánh mì.

Keep an eye on the Asia Center at 1000 South Federal. Its owner proposed a four-story building with apartments and retail on part of the site, a petition against it passed 18,000 signatures, and the plan was withdrawn on May 20, 2026. Nothing stops a new one.

Buses, Federal BRT and zoning

RTD's 30 and 31 both run on Federal and reach Decatur-Federal Station on the W Line, and the 30 continues south to downtown Littleton's light rail station. The 3 runs Alameda east to Alameda Station. CDOT plans bus rapid transit on Federal, with construction as early as 2027 if federal funding and approvals hold and about three years to finish, so a house on or near Federal will sit beside a work zone for a stretch.

The Southwest Area Plan, adopted March 2, 2026, has no design review areas and only one local landmark, so an exterior remodel here won't go through historic review. A rezoning for the plan area followed on July 13, 2026.
